Are you real estate agents?
No. Steve Helps Homeowners buys homes directly as an investor. We aren't representing you in the sale, so you're always welcome to have your own agent or attorney review our offer.
How do you come up with your offer?
We look at recent sales of similar homes nearby, estimate what repairs and updates will cost, and account for our costs to resell. We'll walk you through all of it at the walkthrough.
Will I get full market value?
Usually not. Our offer is below what a fully updated home would sell for on the open market. In exchange, you don't pay for repairs, showings, or commissions, and you get a firm closing date. For some owners that trade is worth it, and for others listing is the better choice. We're happy to talk through which fits you.
Are there any fees or commissions?
You don't pay us any fees, and there are no agent commissions. Before you sign, we'll go over any standard closing costs so you know exactly what you'll receive.
Do I need to make repairs or clean the house?
No. We buy homes as-is. Take what you want to keep and leave the rest.
How quickly can you close?
You choose the date. We can move as fast as escrow and title allow, or we can wait if you need more time to plan a move.
What if the house has tenants?
That's fine. We can buy tenant-occupied properties and will work with you on the details.
Can you buy an inherited home or one in probate?
Yes. Timing may depend on the probate process, so we'll coordinate with you and your attorney.
Am I obligated once I get an offer?
Not at all. Getting an offer is free, and you're under no obligation to accept it.
Who handles the money and paperwork?
A licensed, independent escrow and title company. Funds go through escrow, not through us directly.
